Master plan

Development of a master plan for the territory precedes development of a territory planning.

Master-plan is a document where different options of a territory development are given (functional zoning, draft planning solutions etc.) It also defines the most preferable option of a territory development and forms the concept of territory development.

At the stage of the master-plan development it is possible to make a decision on conceptual solutions of territory development (considering different options) before performing more difficult works, which considerably reduces the cost of the next stage of works (project of territory planning).

DESCRIPTION: package of documentation prepared on the basis of the experience of the leading foreign companies and elaborated with due consideration of national and regional specificity.

PURPOSE: complex material designed to attract investors (more detailed than a conceptual plan). Contains the following.

1) Technological part.

• Calculation of ski runs capacity;
• Selection of types of lifts and their productivity, technical specifications (energy consumption etc.);
• Description of a technological part of a rental place, service center and service workshop;
• Description of a technological part of an artificial snowmaking system;
• Description of a technological part of a PayPass system;
• Description of a technological part of a slope safety system.

2) Terms of reference for systems design.

• Terms of reference for ski slopes design;
• Terms of reference for ski-lifts design;
• Terms of reference for the design of an artificial snowmaking system;
• Terms of reference for sound system design;
• Terms of reference for the design of data transmission system and telephony;
• Terms of reference for PayPass system design;
• Terms of reference for the design of slope safety system.

3) Provision of recommendations on the list of necessary equipment and manufacturers.

4) Program of summer work of a ski resort.

5) Cartographical material.

• Analysis of territory condition and selection of a plot for ski runs;
• Plan of ski runs on the natural slopes prepared on the basis of topographic base Scale 1:1000;
• Equipment (lifts) layout plan prepared on the basis of topographic base Scale 1:1000; (in electronic format);
• Special zones (snowboard park, training slope etc.) plan prepared on the basis of topographic base Scale 1:1000; (in electronic format);
• Buildings and structures layout plan prepared on the basis of topographic base Scale 1:1000; (in electronic format);
• Scheme of tourists flows prepared on the basis of topographic base Scale 1:1000; (in electronic format).

INITIAL MAP DATA: topographical mapping Scale 1:500- 1:2000 in vector format (in some cases specifically discussed with the customer, topographical mapping of Scale 1:5000 is allowed)
